Description

Learning how to take a proactive role in preventing fair housing violations will reduce a real estate licensee’s exposure to liability. Title VIII of the Civil Rights Act of 1968 (Fair Housing Act), as amended, prohibits discrimination in the sale, rental, and financing of dwellings, and in other housing-related transactions, based on race, color, national origin, religion, sex, familial status (including children under the age of 18 living with parents, or legal custodians, pregnant women, and people securing custody of children under the age of 18), and disability.

A real estate licensee’s awareness of federal fair housing laws and sensitivity to consumer diversity is vital to business success, reputation, and growth. Licensees will learn why it is necessary to understand fair housing laws and the impact that both fair housing and diversity have on their business.

Objectives

Upon completion of this module, participants will be able to accomplish the following:

  • Identify significant Federal Fair Housing Laws
  • Apply definitions of the seven protected classes and their exemptions to daily business encounters.
  • Demonstrate behavior compliant with federal fair housing and related laws (including ADA).
  • Define the difference between an Emotional Support Animal and a Service Dog
  • Identify exemptions to the Federal Fair Housing Act
  • Understand rules and regulations as they apply to advertising and Fair Housing
  • Identify what actions are prohibited under Fair Housing Laws
  • Understand the criminal history-based housing policies and practices.
  • Explain HUD’s protection of Non-English-speaking Buyers
  • Understand questions can be answered while maintaining compliance with Fair Housing Laws
  • Apply an understanding of HUD’s complaint and penalty process regarding fair housing violations.
  • Compare obligations of the REALTOR® Code of Ethics and REALTOR® Fair Housing Declaration to the requirements of the Fair Housing Act.
  • Demonstrate “person first” behavior in the context of diversity.
  • Construct a niche marketing plan that reflects an awareness of and sensitivity to diversity.

Excellent course! I enjoyed the layout and simplicity of the class format. It was easy to maneuver through the sections of the course. The sections of the course allowed me to complete in short time spans rather than the four hours completed at one sitting. The content was on point and applicable to the profession. The content stretched us to go outside the course and use resources which will be applicable in our career in the future. The resources are reliable and up to date with the data as well. The external resources are government backed therefore it helps support data and laws when delivering information to your clients. I am thankful to have taken this course. This course was not needed to take with an in person class setting. It was easily accessible online without other student interaction. The content had depth and measure to the information given. It was based on the laws of Fair Housing and Diversity yet did not feel like a heavy, mundane law course. The course went through the steps of filing a complaint through HUD Housing Urban Development as well as how to avoid a complaint being filed against you. The course revealed numerous ways in which a professional could easily unintentionally be labeled or deemed unfair. This could easily turn into a complaint filed against you. The content and information delivered was eye opening and much needed as a continued education refresher course. The course was helps to ensure positive and proactive steps in order to avoid any future issues that may arise in your career. A very professional appealing course. The class was not impossible to achieve success either. The GRI 101 course is highly recommended for any continued education needed for real estate. This course is a time worthy resume builder. The course raised the bar as far as a professional manner in which to conduct yourself. It also opens doors to how to educate yourself deeper with diversity need I am looking forward to moving on to the next GRI course.
